Terms & Conditions
Whenever your friend signs to buy, this is what you can expect — and what we will need from you.
1. Who can refer
The programme is open to anyone — past Unity Homes buyers, sales partners, influencers, external agents, and anyone else with a friend, family member or contact who might be looking for a home. You do not need to have bought from us to refer.
2. Who can be referred
The person you refer must be new to Unity Homes — meaning they are not already in our customer database as a lead, buyer or active prospect. When you submit a referral, our team checks our records to confirm.
“Already in our database” includes anyone who has previously requested a brochure, visited a show home, joined our mailing list, or had a conversation with our sales team. If your friend is already on file, they can still buy — but the referral will not qualify under this programme.
3. Reward amounts
Your reward depends on which property your friend buys. The amounts are:
- Unity One (1-bedroom apartments) — KSh 100,000
- Unity Parkside (2-bedroom apartments) — KSh 150,000
- Unity Parkside (3-bedroom apartments) — KSh 250,000
- Silver Hill (3 & 4-bedroom townhouses) — KSh 450,000
The reward in force is the one published when your friend signs their purchase agreement. Unity East and Unity West are sold out and not part of the programme. USD-equivalent amounts are available on request — payment can be made in either KES or USD (see section 5).
4. When the reward is paid
The reward is released once your friend has paid 25% of the purchase price of their home from the date of booking. Payment is processed by our finance team and transferred to the bank account on your signed Declaration Form.
No time limit
There is no qualifying window on referrals. As long as you registered the referral before your friend engaged with Unity Homes, and the Declaration Form has been signed, the reward is paid out whenever your friend completes the 25% deposit — even years after the original referral. We have paid rewards more than twelve months after the original introduction.
5. How the payment is made
Rewards are paid by bank transfer in either Kenyan Shillings (KES) or US Dollars (USD), depending on the bank account you nominate. Overseas USD accounts are supported for diaspora referrers.
All rewards are paid less 5% withholding tax, as required by the Kenya Revenue Authority. We deduct the tax at source and remit it to KRA on your behalf. Your KRA PIN is required at payout for compliance.
6. Documents we will need
The Sales Operations Manager (or sales agent assigned to your referral) will request documents from you in two stages.
At introduction (when the sales agent first reaches out to you, after you submit the online form):
- A copy of your government-issued ID
- Your KRA PIN certificate
- Your bank account details (Account Name, Account Number, Branch — denominated in KES or USD)
- The signed Referral Declaration Form
At payout (after your friend’s purchase is confirmed and they have paid the 25% deposit):
- An eTims invoice from you, addressed to Unity Homes, for the agreed reward amount
7. Other rules
One referral per person
Each referral is valid for a single first-time purchase. Repeat or future purchases by the same buyer do not qualify for an additional reward.
No reward on transfers
If a buyer transfers ownership of a unit they have purchased, the transfer does not trigger a referral fee.
8. Approval and disputes
Every referral is reviewed by our team before our sales agents reach out to your friend. This protects both you and your friend — it confirms eligibility upfront, so there are no surprises at payout.
In the rare event of a dispute over eligibility, the Sales Operations Manager has final authority.
9. Programme changes
Unity Homes may update reward amounts, eligibility rules or the terms of this programme at any time. Any change applies from the date it is published and does not affect referrals already registered before the change.
