If your friend buys 12 months from now, you still get paid. We’ve paid rewards more than a year after the original referral.
We pay in either currency, into the account that suits you — ideal for diaspora referrers paid into overseas USD accounts.
Your reward is based on the property your contact purchases — not what you originally bought (or whether you’ve bought at all). All rewards are paid in full, less the standard 5% withholding tax.

Unity East and Unity West are sold out and not part of the programme. Reward amounts may change for future projects; the tier in force is the one published when your friend signs. Rewards are paid less 5% withholding tax (KRA requirement).

A member of our sales team will personally review every referral — usually within two working days. We’ll send you the formal Declaration Form to sign, then introduce your friend to the right person on our team.
Once your friend pays the 25% deposit on their home, your reward is released. Paid in KES or USD, into the account you nominate.
Most referral programmes give you 30, 60 or 90 days. Ours gives you the full life of the relationship. If your friend buys two years from now, you still get paid.
In 2025, we paid a Silver Hill referral reward 13 months after the original introduction.

Anyone. The programme is open to past Unity Homes buyers, sales partners, influencers, external agents, and anyone else who’d like to introduce a friend, family member or contact to one of our homes. You don’t need to have bought from us to refer.
Anyone who’s new to Unity Homes — meaning they’re not already in our database as a lead, customer or active prospect. We check our records to confirm before approving the referral.
When you submit a referral, our Sales Operations Manager searches our customer database for any existing record of your friend. If they’re already in our system — for example, if they’ve previously requested a brochure or visited a show home — the referral can’t qualify under the programme.
The reward is released once your friend pays 25% of the purchase price of their home. From there, payout is processed by our finance team and paid into the bank account you nominate on the Declaration Form.
Yes. There’s no time limit on a referral. As long as you registered the referral before your friend engaged with Unity Homes, and the Declaration Form is signed, the reward is paid out whenever they buy — even years later. We’ve paid rewards more than 12 months after the original introduction.
By bank transfer, in either Kenyan Shillings (KES) or US Dollars (USD), depending on the bank account you provide on the Declaration Form. We support overseas USD accounts for diaspora referrers.
Yes. The reward is paid less 5% withholding tax, as required by the Kenya Revenue Authority. We deduct the tax at source and remit it to KRA on your behalf. Your KRA PIN is required at payout for compliance.
To register your referral: just your name, contact details, and your friend’s contact details. After we approve your referral, the sales agent will request: a copy of your government-issued ID, your KRA PIN certificate, your bank account details (KES or USD), and the signed Referral Declaration Form. At payout (after your friend’s 25% deposit), we’ll also request an eTims invoice from you.
Within one working day, our Sales Operations Manager reviews your referral and emails you the Declaration Form to sign. Once signed and returned, we contact your friend and introduce them to the right person on our team. You’ll be kept informed at each step, and the reward is released on their 25% deposit.

Rewards are paid for first-time purchases only — repeat purchases by the same buyer don’t qualify for an additional reward. Transfer of ownership of a unit doesn’t qualify. The programme isn’t combinable with other promotions or discounts. All rewards are subject to 5% withholding tax. The Sales Operations Manager has final authority on eligibility, in line with the published Terms & Conditions.
